This is ideal for those who have moved into a new property with an existing fireplace with little recorded history of its installation/usage.

 

So what is a Home Owner Safety Check ?

  • Your chimney will be swept.
  • A CCTV inspection will carried out to make sure your chimney is clear and in sound condition.
  • We carry out a 35 checks where applicable to your appliance type (see form below)
    •  The 35 safery checks cover the caveats in Building Regulations Document J. 
    • J1. Air Supply. Combustion appliances shall be so installed that there is an adequate supply of air to them for combustion, to prevent overheating and for the efficient working of the flue.
    • J2. Discharge of Products of Combustion. Combustion appliances shall have adequate provision for the discharge of products of combustion to the outside air.
    • J3. Warning of Release of Carbon Monoxide. Where a fixed combustion appliance is provided, appropriate provision shall be made to detect and give warning of the release of carbon monoxide.
    • J4. Protection of Building. Combustion appliances and fluepipes shall be so installed and fireplaces and chimneys shall be so constructed and installed as to reduce the reasonable level the risk of people suffering burns or the building catching fire in consequence of their use.
    • J5. Provision of Information.  Where a hearth, fireplace, flue or chimney is provided or extended, a durable notice containing information on the performance capabilities of the hearth, fireplace, flue or chimney shall be affixed in a suitable place in the building for the purpose of enabling combustion appliances to be safely installed.

Risk Assessment: check appropriate measures are in place in compliance with clause J1 to J5 of the Building Regulations
Flue Draught Check: to ensure installation maintains a flue draught within manufacturer claimed parameters
Spillage & Smoke Test: Depending on appliance type to determine products of combustion do not spill into the room in which the appliance is installed.
Remedial Notice: detailing that the relevant checks have been made and highlighting the key points that are not currently met within industry guidelines

Spillage & Smoke Test: to determine products of combustion do not spill into the room in which the appliance is installed

Remedial Notice: detailing that the relevant checks have been made and highlighting the key points that are not currently met within industry guidelines

 

Visual Checks - Immediate signs  of spillage (dark deposits in sight of appliance) - Permanent and adequate ventilation to the appliance is available   (any apertures free not blocked) - Coniditon of the chimney structure and flue is sound and any midfeathers intact and in good condition - Position and operation of a CO alarm - Charring of any visible wooden beams/combustibles materials
User Information - Copy of manufacturer installation & servicing instructions are available onsite - Any previous activation of CO alarm and incidents of spillage queried - Previous maintenance/sweeping schedule available and reviewed - Confirm appropriate fuels being burned - Issues in lighting the appliance highlighted - Has the installation been signed off by an appropriate competent person 
Appropriate Testing - We carry out a 'smoke test number 2' and where posible depending on appliance type that there is sufficient flue draught in line with manufacturer draught parameters - Effects of extraction on flue draught tested and results recorded - Products of combustion emmiting into the atmosphere via the terminal - Appliance spillage checked and recorded during refuel
Advise Consumer - We will ensure that you are made fully aware of the results of any assessment undertaken and reasoning behind why any appropriate action is taken. - Dependent on the risk based score, ensure that you are fully aware on the safety aspects of the continued operation of the appliance or whether further remedials are required as appropriate
